Home Buyers Survey

This is the most popular report we offer, and for good reason. It was originally designed by the Royal Institution of Chartered Surveyors and is an industry standard report. It covers all aspects of a home, split into categories and sub sections and photos throughout. You can also get a valuation as part of the report if you wish. The report comes in an easy to digest format with each section getting a colour rating; Green Amber or Red. This is summarised at the front of the report which gives you an overview of the condition, and gives you a report that is easy to refer back to and discuss with your solicitor, estate agent or tradesman etc. 

Building Survey 

This is the most detailed survey we offer. Formerly known as a Structural Survey, this report offers high levels of detail of all elements of the property, with photos, description, explanation and will go above and beyond, where possible, with cause and remedies for specific defects. This report is generally more suitable for older properties with outbuildings, land and/or alterations and extensions etc. 

Whichever report we carryout on your behalf, the ultimate goal is to get across the important messages and highlight issues or potential liabilities.

Rent Reviews & Lease Renewal

A rent review is most commonly associated with a commercial lease, and it is an opportunity for the Landlord to assess the rent on a periodic basis in accordance with the lease clause. It is a contractual right that both parties sign up to when agreeing the lease. Sometimes it can work in the Tenant’s favour if the lease permits Upwards & Downwards reviews, but that is rare.  Generally Rent Reviews are upwards only, however if there is no evidence to support a rent increase the rent is agreed at the passing rent and it stays the same until the next review.

Lease Renewal
